FPL provider of electricity seems to have lost/spent 784 mil on the 4 hurricanes in Fl. They had 349 mil set aside in a fund but need an additional 354 mil. just to "break even". Granted without any hearings are surcharges for 24 months. If during hearings they lose then they would have to give rebates. Who will pay the postage to notify the customer?
Our local building code receives several votes of confidence. The newer Punta Gorda Public Safety Building is not up to code. In the hurricane repair process, an engineering company has discover "flaws" (a kinder, gentler way of saying violations). However, the building being used by the county as a command post by various county agencies during hurricane Charley had to be abandoned during the initial stages of the storm. Moral: The flaws in the city will withstand a cat 3/4 hurricane.
Breaking news. Development offers to "pay" for part of Burnt Store road widening. Long viewed as "death trap" for vehicle traffic deaths the 7 mile road starts in the Cape Coral area of Lee Co. and joins to hwy 41 in the south part of Punta Gorda. It is a speed way, mostly straight, highly traveled country road. Now, various current "sleeping" developments and several proposed new developments place this area as primed for tremendous growth. Also proposed is the extension of Truckers Grade into Burnt Store Road adding additional access to Hwy 41 S and I-75.
Who is behind this? Developers and Charlotte County join together to "plan" the growth of this area. Several of the developers already have proven themselves in other Fl. locales that included preservation of wetlands and other sensitive types of land.
Why the generosity of the developers? Impact fee credits and the main issue is that much of the land is zoned agricultural. Although not currently being used as such for the most part, the pot is being sweeten to get the necessary land use change.
Why this particular area? Over 40% of Charlotte County is already public i.e. owned by some level of government be it Federal, State or local. This percentage will grow with the Blue Jay land purchases(already the county has 10 mil spent to acquire the "Village" area of Murdock and if Babcock Ranch is purchased this will add to the amount of public land that cannot be developed). Pt. Charlotte contains some 50,000 miles of roads and is already developed and subdivided. Unless you are the county with the ability to invoke domain privileges then Pt. Charlotte is for builders. To some extent the same is true for most of the City of Punta Gorda. This area in Bt. Store is a area without the Blue Jay problem. That would make it at least 10 mil cheaper to develop. It has utilities. It has a major road that the state and local governments want to 4 lane. It has large tracts of land available to subdivide and develop some of which is water front.....always a premium in Fl. It has a new Home Depot being built in close proximity.........watch what will follow that on the south junkie part of hwy 41. Seeing this and other factors major developers with proven tract records have jumped on the area.
